Selling a home is stressful. According to The Mortgage Point, up to 88% to 90% of homeowners find the process anxiety-inducing. And we’re not surprised; from the endless paperwork and financial scrutiny to the viewing rejections and failed offers, it’s a naturally stressful process.
What can make it easier is how fast you sell your house, and how fast you sell your house can massively depend on how you present it. That especially applies to the bedroom, one of the rooms in the house we’re all the most interested in.
Below, we’ll give you some actionable tips on how you can stage your bedroom when you’re trying to sell your house.
Never Overcrowd It and Make the Room Look Small
Never overcrowd the room and make it look smaller. That has to be the one golden rule. Buyers mentally measure space when they walk into a room, and some experts say clutter can make rooms look 30% smaller even if the actual size hasn’t changed.
We’d recommend removing non-essential furniture and focusing on the basics. Ideally, you should temporarily put items into storage. Even if you have a car garage and put things into it, you end up with the same issue of having a clutter-filled space that nobody wants to see.
Aim to have clear walking pathways and minimalist styling that actually highlights the square footage, and keep surfaces as clutter-free as possible.
Put The Most Effort Into The Bed
We’re specifically talking about the bedroom here, and one of the best ways to stage your room is so that people can actually see themselves in there. And considering it’s the bedroom, they’re going to picture themselves sinking into a comfy queen size mattress with a luxuriously soft pillow or two and wrapping up in a 10.5 tog duvet (unless it’s summer).
The buyer’s eyes will go straight to the bed, and there’s so much you can do with it. You can give it that hotel feel with simple white bedding and pillows and a beige or chocolate brown pillow with two matching pillowcases.
You really don’t need to do much to it. Just ensure the bedding is wrinkle-free and washed, and you’re good to go.
Always Make It Bright and Open
Always let in as much natural, bright light as possible. Bonus points if you can have the windows open at the same time, especially if it’s summer, so the room feels airy and nice. A top tip to help with airflow is to open another window in a room opposite it or on the same floor. The air funnels through, and it creates a nice breeze.
With this, we understand that you can only work with what you’ve got. It’s as simple as making sure your curtains and blinds are open, the windows are open if it’s a nice day, and all of the rooms on the rest of the floor are open so there’s natural light flowing from everywhere.
And always make sure the windows are clean! Avoid heavy and dark curtains if you can. Lighter materials and colors are better for staging a room.
Learn How Scent Can Make a Difference
To finish, scent can make a massive difference. It’s a huge emotional trigger, with fresh, clean scents being best for the bedroom.
We’d recommend buying a plug-in air freshener, a linen- or cotton-fresh-scented one, or reed diffusers. Avoid lighting candles because it’s more noticeable where the smell is coming from, and it can sometimes be overpowering.
If you do get a plug-in air freshener, buy one where you can adjust the setting and keep it on minimal. As for the rest of the house, avoid cooking before a showing, and don’t let any pets in your room to avoid pet odors.
How you stage your room can make all the difference in whether someone actually likes it. It’s so easy to make a room look spacious, hotel-like, and with that inviting energy that people are looking for when they buy a home.
